用谷歌地图帮你买房排雷Vet homes with Google Maps
正在准备买🏠的宝子们,周末往往都被Open House占满。结果看完一圈,才发现很多房子根本不值得浪费时间。
凭借多年地产经验,今天教大家一招Google Maps看房黑科技!很多坑爹房源不用去看,直接PASS!
📍【先看大环境(硬伤排雷)】
打开卫星图,先看房子周边有没有这几大“硬伤”:
🚗 靠近高速/主路|噪音尾气是逃不掉的,晚上根本睡不好觉。在Google Maps上点右键,用“Measure distance”功能,拉一下直线距离。500英尺内的,真的要三思!
🏘️ 紧邻Mobile Home Park|卫星图上整齐排列、间距很窄的小屋一大片。这种社区通常房龄老、人口密度高,安全感和环境质量都堪忧。
🍔 背靠商铺/公共区域|Privacy大打折扣!尤其餐馆,不仅有噪音、气味,还有鼠蚁蟑螂。公共区域闲杂人多,安全也有隐患。
🪦 附近有墓地cemetery|卫星图上看到一片整齐的“小白点”。很多也叫“Memorial Park”。介意的朋友请直接pass。
⚡ 小心高压塔|电磁辐射争议大,严重影响房价,能避则避。高压塔容易被忽略。卫星图上通常可以看到高压塔和他的“影子”,在房子附近好好找一找
【🏠 再看地块本身】
🛣️ 路冲/反弓煞|房子正对马路(路冲)或在转弯外侧(反弓煞)。这不仅是风水问题,更是噪音和安全隐患(车灯直射、失控风险)。
🤝 Zero Setback 零间距|房子和邻居“脸贴脸”,邻居的外墙就是你的fence。这种社区的隐私、采光和居住体验都会受影响。
🧱 加建房|在风格统一的社区,如果一个房子长得比邻居都出一块,很可能是加建过。这可要去city的网站好好查查permit的历史记录。
🚮 小心“垃圾屋”邻居|放大看隔壁lot,如果后院堆满杂物、破车、泳池发绿=邻居的噩梦。有这样的邻居,未来 resale 时买家也会嫌弃。
【🕵️♂️ 别忘了“小黄人”(街景补充)】
🚶 拖动街景小黄人到街道上。
观察社区街道是否整洁? 路边是否停满破旧老车、房车?邻居的前院打理得如何? 这都是社区维护邻里素质的直观体现。
🗺️Google Maps 是第一道筛选神器,别等开车去了才发现踩坑,周末时间那么宝贵,真的别浪费在这种房子上啦!
Weekends fill up with open houses — and after a dozen tours, you realize most weren't worth the time. Here's a pro trick: vet listings on Google Maps first, and pass on the bad ones without ever driving over.
Start with the big picture On satellite view, screen for dealbreakers: too close to a freeway or arterial (noise and exhaust you can't escape — use Measure distance and think twice within 500 ft), backing onto a mobile-home park, sitting behind shops or restaurants (privacy, smells, pests), a nearby cemetery, or power-line towers (look for the towers and their shadows).
Then the lot itself Watch for a house facing straight down a road or on the outside of a curve (noise, headlights, safety), zero-setback homes pressed against neighbors, additions that stand taller than the rest of the block (check the city's permit history), and "junk-house" neighbors with cluttered yards or a green pool.
Drop the street-view pegman Walk the street virtually: is it tidy? Old cars or RVs along it? How are the neighbors' front yards? It's the clearest read on how the community is maintained.
Google Maps is your first filter — don't waste a precious weekend discovering the pitfalls in person.
