别让糊弄的 AVID 毁了你的买房A sloppy AVID is a buying nightmare

🏠 AVID 是个啥?
简单说,是经纪对 Property 的目视检查报告。
除了卖家找专业公司做的地基、屋顶、白蚁、房屋检查,经纪也必须用自己的眼睛替你再扫一遍雷。范围不只是屋里,外墙、车道、院子,能一眼看到的地方都得看。
如果房子交付后发现重大缺陷,且这个缺陷是肉眼可见的,但经纪在 AVID 中只字未提,这就被视为失职。它是你可以据此追责的铁证
🚩 你的经纪是在”保驾护航”还是“糊弄差事”?
交过 Offer 的宝子们看看你们的经纪有没有对号入座。
先上车后补票型: Offer 里根本没有 AVID,快 Close 了才匆匆补一份让你签字。这说明经纪就没把尽职调查当回事。说白了,他根本没去现场看,纯粹是为了流程在补作业。
无情的复读机型: 全篇都没写什么问题,或者抄袭 LA 的 AVID,甚至照搬房屋检查报告。这种不提供任何价值的 AVID 就是纯纯的糊弄
🤨 为什么会偷懒?
有的经纪怕写得太细、发现的问题太多,把你吓跑了,或者让你出价低了导致 Offer 没拿下来,那这一单可能就泡汤了。再加上去现场仔细查验确实费时间,很多快节奏的经纪根本不想花这个精力。也有不少经纪看房只看装修,根本不懂老房子的结构、排水等维护重点。
🛠️ 高质量的 AVID 是怎样的?
在湾区,动辄七八十年的房龄,很都能找到几十个问题。我们经常能看到卖家仅提供草草十几纸的房屋检查报告。这时候,高质量的 AVID 就是你的最后一道防线。
我会带客户现场排雷(边看边讲,拍照记录)、全方位覆盖(外墙、前后院都不放过)、死磕到底(还有问题追着 LA 问)
🛡️ AVID 保护买家也是经纪
一个目光长远的经纪,绝不会在 AVID 上糊弄。因为只有把风险都说在前头,你买得明白,我做得也心安
那么现在就赶紧拿出你最近的 Offer,找到 AVID,看看到底写了啥?是详细地记录了房子的各种问题。还是通篇“Nothing noted”,甚至是根本没有,或者是在 Close 前才补签的,那你真要留个心眼了

What an AVID is It's the agent's visual inspection report. Beyond the seller's professional inspections, your agent must walk the property — inside, exterior walls, driveway, yard — and flag what's visible. If a visible major defect surfaces after closing and the agent never noted it, that's negligence, and the AVID is your evidence.
Two ways agents phone it in The "board first, ticket later" type: no AVID in the offer, then a rushed one to sign right before closing. The "broken record" type: nothing noted, or copied from the listing agent or the inspection report. Both add zero value.
Why they cut corners Some fear that too much detail scares you off or makes your offer too low to win. Some just don't want to spend the time. And many only look at finishes, not the structure and drainage of older homes.
What a good AVID looks like In the Bay Area, 70–80-year-old homes often have dozens of issues. A quality AVID is your last line of defense: walking the home with you, photographing everything, covering walls and yards, and pressing the listing agent on open questions.
Pull up your latest offer and read the AVID. Detailed? Or "nothing noted," missing, or signed at the last minute? Take note.
